Prospect Hill is nestled in a beautiful part of Diamond Creek. The highly treed, natural environment was a major reason for Jereton selecting this parcel of land for development. The trees and the bush like aspects available throughout the estate set this land apart from anything else in the North East of Melbourne. We have worked closely over the last two years with the local council and the Department of Sustainability and Environment (DSE) to ensure we retain as much of the native vegetation as possible. Other developers may not have considered the existing trees and vegetation as being fundamental to their needs but Jereton has been passionate about preserving as much as we can to ensure our residents enjoy an established community feeling from the moment they move in.
Situated high on top of the hill, the estate abuts stunning private farmland on the Urban Growth Boundary to the north and densely wooded private land to the west. With a focus on energy consumption, passive solar design, insulation and water conservation our Environmentally Sustainable Design (ESD) principles Jereton Pty Ltd has established a set of design guidelines that aim to protect the urban environment in which the estate sits.
The ESD design controls aim to:
- Allow adequate solar access to the north facing living areas during the winter months and to allow shading during summer months.
- Maximise natural cross ventilation through the use of openable windows and doors.
- Orientate main living spaces to the north with maximum glazing.
- Provide shading in the form of eaves, pergolas etc to the north, west and east, these should be designed to allow penetration of winter sun and omit hot midday summer sun.
- Selection of trees and shrubs to be positioned to allow maximum solar penetration during the winter and to provide shading during summer.
- Solar hot water systems are encouraged.
- Rainwater tanks for collection of water for use on gardens are encouraged.
- The use of additional bulk insulation is encouraged.
All houses must also achieve a minimum 5 star rating ensuring they leave as small a footprint on the environment as possible.
